I sent two messages to ask about recurring expenses and NO RESPONSE after a few days. I like everything except I don't see recurring costs and since no support I'm NOT GOING TO USE. DAYS later I received a response and then when I complained about the turn around, their response basically was to bad we don't meet your needs. This company is based in another country and their days are our nights. They even stated the name states it all......SMALL. Too small to respond to user ms needs in a timely fashion.

Smallandlord is perfect for my small rental property business. Smallandlord actually has more features than I need. However, they do not interfere with my management. The creators of Smallandlord respond very quickly to emails. They are extremely helpful and courteous. They are also open to suggestions in making Smallandlord be the most beneficial to me. I highly recommend Smallandlord to the small rental companies out there.

If you manage your own properties or properties for others this is for you. Takes a little time to learn, there are no instructions, but once you've got it it's easy going. Good response though from developers if you have a question. Best app for propety management I've found.

Whilst not perfect, it is a very good property management app. Only problem is receiving rents on different day or amounts. Very good at posting cost to multiple categories and at tax time. Recommended

purchased Smallandlord, after doing some research, this one is the best so far. no monthly fees.. multiple device access.. some issues with photos, does not let you pic a foto trom the camera, have to take a fresh one. also, some parts are a little confusing, separate columns for tenants and leases, which is the same... just sort it by unit number. in addition, no easy access to add rent payments, have to go inside the lease and poke around.. but over all, it's the best app for that price.
