DealCrunch: Analyze Property Reviews

I rarely write reviews but in this case I feel it's necessary - I installed DealCrunch and loaded a LOT of expense details about some properties I'm considering. I hadn't opened DealCrunch in about 2 weeks and DealCrunch wanted me to log in again - which was weird but ok fine no problem.

Except - they DELETED my profile and ALL saved data property stats! I'm guessing it's because I'm not a premium user... Unbelievable!

The message within DealCrunch says **Your Account May Have Been Deleted.** when I try to login - password reset option results in the same message.

DealCrunch is pretty decent but NOT worth $8.99 per month or $90 per year.

The unpaid route allows you like 3 or 5 saved properties BUT YOU RISK THEM DELETING EVERYTHING YOU'VE SAVED so I highly recommend you go ELSEWHERE unless you are going to pay them, in which case you might have better luck in your data being there the next time you go into their app..

Caveat Emptor.

DealCrunch really needs a spot to put in seller concessions! Fiddling with purchase price or purchase expenses doesn’t do the trick because it messes with the correct calculations of ROI, CoC, etc. Please add seller concessions!

I like using DealCrunch for two reasons. First, it has the search engine for real estate and rentals. Second, it’s good to look up for places to rent. This is important for the renters to check for useful source using DealCrunch.

Cap rates are essential to understanding cash flow and cash on cash metrics. I’d highly recommend for those serious about real estate investments and ROI.

The calculators on DealCrunch aren’t perfect but none of the calculators out there are. This one not only let’s you figure up your deal with several exit strategies, it also puts them together in a very nice report for you. There is a small investment but it’s money well spent.

Nice UI, looks professional and works fine for quick analysis. Could be more adoptive if I could use it in desktop, but all in all it’s great! Recommended.

This is just an amazing app! Nothing like it in DealCrunch Store. It features everything you’ll ever need to be successful at real estate investing. The reports are clean, clear, and look beautifully professional. Great job coding DealCrunch—wow!

DealCrunch is very easy to use, has a nice clean interface and would recommend this to anyone interested in real estate. I think DealCrunch could be improved by checking for nearby listings.

I found DealCrunch really helpful. It was free to download and I had no problems with it. It would be nice if I could see a bit of DealCrunch before being asked to make an account. A tutorial or something like that.

DealCrunch is great. the UI is easy to use and it basically does all of the work for you. my only gripe would be that i cannot adjust the color theme of DealCrunch . it’s a feature that i think more apps should allow you to change

The house flip section is very detailed and has everything you need! It looks great with a lot of analysis including cost breakdown for initial investment. My suggestion on the rental section would be to expand the costs. Add refurbishing costs for initial investment, then quarterly maintenance costs, and then a breakdown of mortgage, property taxes, HOA if any, etc.

DealCrunch provides a quick but thorough way to analyze if a real estate investment makes financial sense. Only needs to have a way to include financing before and after rehab. Also would be helpful to include State and Federal tax credits for rehab of historic properties.

I've been using DealCrunch for about 2 months. Once you master the minor learning curve and get your criteria set; it is a quick way to process a potential investment, find the sale price that matches your criteria, and move on or make an offer.

DealCrunch is great. It’s very user friendly, and allows Multifamily or single family deal valuation. You can use it for flips or long term holds and includes easy ways to include expenses or customize costs to determine if the deal you’re looking at is right. Don’t hesitate, you’ll love DealCrunch ! In form of simplicity and quick number crunching. The pay version is nice for reports but overall the free is pretty good now that they allow 10 properties instead of 5. BP calculator will run you $40 a month to be PRO member and get access...this is a really good alternative to run numbers without paying.

The import feature is the best, I love it. There are just some minor flaws. The property tax should also import and you should be able to import using the MLS number, not just the address. Mind you, I only use the free version so maybe those things work if you pay the subscription. Either way, I recommend DealCrunch.

I am a real estate investor who also helps others invest in real estate. DealCrunch is simple to use and provides all the necessary analysis that I need to evaluate the numbers on a deal. The customization is easy and the options to set up yes/no criteria are great. I love that DealCrunch can import data from Zillow - makes it so quick and easy. With the Pro package you can even custom brand the reports!

I wasn’t excited about paying bigger pockets 40/mo for their calls, and couldn’t carry my excel doc on my phone.

DealCrunch does a good job of allowing me to input/change things quickly.
