I tried several other apps before trying this one, only to be disappointed by a complex design or no way to store any documentation or receipts. But LandlordyPropertyManagement does everything that I could have hoped for, it has the ability to scan a picture in PDF format of all your receipts and lease agreements for each property. I love how easy it is to use! I looked at maybe 10 different apps before finding this one, but this one is the best for sure! I opted for the paid version since I have 9 properties, it is well worth the price. I had to contact support for a few questions, and they were very quick and very knowledgeable. I love LandlordyPropertyManagement and you will too.

I have been using LandlordyPropertyManagement for several years now and I must say that it keeps getting better and better! I don’t see how I could ever go back to the old ways of recording paper receipts and using excel or other sluggish software to manage my properties. LandlordyPropertyManagement makes it so easy and I would still very highly recommend it to any landlord looking for an extremely easy way to manage and organize your whole business. There have been many times where I had to quickly look up a lease agreement for a tenant for instance, the old way was to go home and look up the paper copy in the filing cabinet, but with Landlordy, all you do is look it up within LandlordyPropertyManagement ! Awesome! Thank you Landlordy for developing and for continuing to improve an already great app!

Up until now, I was using an app that costs me $130 per year. I have also tried more than ten other Landlord/Tenant apps. Most are very poorly designed and I have kept on searching. When I found LandlordyPropertyManagement, I was amazed at how simple it was to use and how much better it is than anything out there. Excellent support. Quick to respond to your questions. Other apps makers should learn from the team that put LandlordyPropertyManagement together. Can only be described as simple and ingenious. The only draw back is the lack of option to use a foreign currency symbol. App Support technician told me that accessibility to currency symbol is determined by where the use LandlordyPropertyManagement . I, and I am sure, some other people, live In a different geographical zone than where they do housing investments. This is a simple thing that needs to be incorporated in a near future upgrade.
Another issue with LandlordyPropertyManagement is the end of lease/lease renewal process. Instead of LandlordyPropertyManagement renewing the lease and adding an invoice for the next lease, it simply terminated the lease and record the apartment as vacant until you manually renew each lease. Very tedious for those who have monthly or quarterly leases. Very major flaw.

LandlordyPropertyManagement is fantastic. Easily one of the best designed apps I’ve used all around. As a multiple property owner, LandlordyPropertyManagement has made my life so much easier, saving me time and stress and even making me a better investor. I can see clearly and quickly which properties are doing well financially and where expenses are changing over time. I love taking pics of receipts and documents and then tossing them. No need for paper copies anymore and everything is backed up to the cloud; organized and visible. The more I use it, the more I love it. My only feedback is the reporting layout is a limited for tax time and analysis or review for data entry errors. I would like an option to display more details of each line item. But still a five star app.

I am new to the Landlordy app but liking what I am seeing as far as having the ability to tie both revenue and expenses to each property as well as the reporting features and ability to attach documents/receipts for the accountant at tax time. My only question/concern/potential reason for continuing the search for an all-in- one property management app has to do with being able to connect my bank account and have my tenants be able to conveniently make their monthly rental payments thru LandlordyPropertyManagement .

I have reviewed and searched in the help and FAQ feeds but cannot find any discussions on the ability for the tenant to make rent payments thru LandlordyPropertyManagement each month. Is that not an option within LandlordyPropertyManagement or have I somehow overlooked that feature?

It is a nice app to organize all the properties. It work good. It just need a little modification for it to be perfect. Just need to modify apartment and tenant entry to make it easier to manage.
For example when a new lease start previous tenants info shouldn’t be include into the new tenant account. When old tenant lease is over or terminate there should have a place where I can click to say new tenant and there should be a place where the old tenant file should go with the payment they owed before you evicted them. Landlordy need to create new tenant account to replace old once you put new tenant name with new lease, or send the tenant info to another folder and leave the place as clear to set up the new tenant.

I give this 5 stars not because it’s perfect but because it’s the best there is for the price. I almost resigned to paying hundreds of dollars every year for some to keep track of my rentals until I found this. Great app. Almost fantastic. Lots of good things about LandlordyPropertyManagement . I’ve tried several other programs but for the price and functionality this is the best I’ve found. The few drawbacks are the lack of iCloud back up which is not a big deal but the bigger deal is not being able to sync across devices. It would be so much more useful if I could use any device to tack on a payment or receipt. One day maybe. Keep up the good work. Hopefully this great program will grow along with my own business.

Update 2020: still working great, new features over the years have been well thought out.

Update 2019: still my go to app, new features, but keeps it simple. Everything I need in one app.

Update 2017: end of the year and everything still working great. Its a no frills app, but gets the job done with minimal work. Very responsive developers.

I have really enjoyed working with LandlordyPropertyManagement, and can see myself as a small time landlord and using LandlordyPropertyManagement going forward. The developers seem very open to feature ideas, and have been very responsive to my many emails. So far awesome, and with some minor bug fixes and occasional features it will be even better.

In the about portion of LandlordyPropertyManagement I recommend contacting the developer with questions and feature requests.

Some ideas I submitted:
- backup restore to other locations
- a way to sync between devices probably using the cloud storage location
- Maintenance recording and scheduling (hint you can already record maintenance and schedule under appliances which is my work around)

My husband and I have 5 rentals, we both work full time with different jobs and felt very overwhelmed trying to manage the paperwork for the rentals. LandlordyPropertyManagement has helped us tremendously! It makes it easy to have everything you need at the touch of your hand! Since you can have digital copies of your contracts and all information with you everywhere you go, there is no need to carry contracts around anymore when you need them. They are safe and sound at home and you can easily reference them from your phone. We love it! I recommend it to anyone that has 1 rental or 10! Very worth the $30 or $40 bucks I spent a few years ago.

This is my fourth year of using Landlordy and I am so pleased. This covers everything I need and entries are easy. I like making my own categories and can follow all expenses on my units. I have just completed taxes for 2019 and my reports were concise. I could easily see the ratio of income to expenses. Following on from a previous year I could see where items were missed. I could quickly make changes so this program has made a huge difference in simplifying accounts.
Follow up after another year and a half with Landlordy. It continues to be the best accounts system for apartment rentals!

LandlordyPropertyManagement has quickly become one of my most used and favorites. Super well designed, great functionality ~ no glitching, ever. I use it to keep track of tenant lease terms & rent collection for a multi family property and it's just an absolute breeze to use. The only feature I wish it had was to change the title ("tenant") so I could add other types of monthly recurring invoices for a shared refuse bill with my neighbor, for example ~ for now the statement / invoice that is generated refers to them as tenants and I can't seem to change that. All in all GREAT APP. Visually clean and a pleasure to use.

I had a problem with retrieving my upgraded app when I moved to a new phone. Emailed the developer and got a quick response with easy to follow instructions. Great app for tracking my 3 rentals. Charges and payments are all in there as well as tracking my appliances. I like being able to send a text when rent is due.

I don’t have a home computer anymore and LandlordyPropertyManagement lets me do everything from my phone. I can even look up a bill from let’s say the Power company, copy it and paste it in to the charge on my Landlordy account. Pretty slick!

Update: Version 2 has some great new features, especially in Reports and tracking. Really great work listening to feedback.

I stumbled across Landlordy while searching for a way to track rental property expenses/income. It has all the features I need and the support is fast and concise. One feature that is a huge timesaver for me is importing a receipt from an email directly into Landlordy. These days, everyone sends an invoice by electronic means and this feature removes a hassle and gives me a copy of the receipt stored in LandlordyPropertyManagement . Nice!
Also very glad there is no monthly subscription fee and I can backup to Dropbox. Again, nice!
[UPDATE]: New features continue to roll in. Developer is very active and listens to customer feedback. The new recurring expense feature is exactly what I’ve been needing.
[UPDATE]: Program is still rock solid with new features added or refined on a regular basis. Best rental tracking program I’ve used.

This is new to me since we just purchased our first investment property. This Landlordy App is so far so good!!! I have my three family home separated by floor and I love how it keeps track of so much. I’ve actually uploaded my leases for all three apartments and can view it on the fly if I need to review anything with tenants. Also printing, texting or emailing rent receipts is on point. Tracking expenses for a particular apartment and printing those receipts is very easy. So far so good. Love it!!! Can’t wait to see what I can pronto out at the end of the year for tax purposes. 👍🏼

LandlordyPropertyManagement has proved very useful and easy to use in inputting and tracking expenses of a rental house we own. In the past we have used a rental company for our rental properties, but this time we are doing it ourselves and needed something simple and straightforward. LandlordyPropertyManagement has been exactly what I had hoped it would be. In-app support was there when I had a question, but was only necessary when I changed devices. I like the fact that there are several levels of upgrade depending on what the needs are.

This is a great app to keep track of payments and expenses. Very useful at tax time and also has notifications you can easily customize and send to tenants via email or text to let them know payments were received. The only downside is you can’t share this with other people so it’s best if you only have one person tracking all this info. I can see it being a problem if you had multiple properties to track.

This was the best app prior to the last update. Probably signed up 10-12 people after finding LandlordyPropertyManagement. My accountant loved it, and she would recommend it to her other clients. Since the last update it NEVER finds my start location and more often then not it doesn’t get my end location correct.
If it worked like this when I first started using it, I wouldn’t have bought it...

I was looking for an app to keep track of my rental property. Best part is that this is one time cost. Easy to customize. Gives a snap shot of the expenses and revenue. Another good feature is integrated invoice capability. It shows current status of the property interns of tenant being late or if it is vacant for how long.
Overall extremely satisfied. Have recommended to my friends.

Keep up the good work, simple and exactly what you need.
I like that you are throwing unnecessary features and not making it complex and unusable.
I like the clean and simple design that does a lot with beautiful look and feel with pics at right locations.
Just on the report, I would love to see past few months listed in addition to previous month you already have without having to go to custom report which is tedious :).

Great app for tracking income and expenses. I wish it had a dashboard with some useful financial performance indicators such as rate of return, cap rate, cash on cash return, etc. Another area for improvement is building the ability to split the ownership of a property and its associated revenue and cost. e.g I own 50% of some of the properties I have listed in LandlordyPropertyManagement . Ability to split the income especially when/if you do financial analysis is really helpful.

Don’t let this deal pass you up! Very easy and simple to use! I use it for multiple units and complexes and am very happy with it! Sends out invoices! Sends out receipts! Sends out reminders! I love it! I only have one recommendation I personally would prefer the ability to save to Apple iCloud Drive since I have no desire to use Dropbox. Other than that it’s great! Maybe both options can be implemented?

I’ve worked as a property manager on and off for about 10 years. I always had to run to the office and check my records in order to keep up with occupancy, repairs and everything else that property management entails. This was a little bit of an inconvenience, but because we live in a small community, it wasn’t such a hassle.
When I came across Landlordy, I was thrilled, because I was able to upload my iPad app history to Dropbox, then download it to my iPhone app and Voila! I was able to do work from anywhere I happened to be. I was even able to keep up with my business from out of the state. Landlordy just makes managing real estate so much easier and for what it costs, it’s a veritable steal!

Landlordy is helping me manage 25 rental properties. Since I starting using it 4 months ago, our ontime payment rate has gone up from 45% to 95%!

We’re hoping the Landlordy team is continuing to develop LandlordyPropertyManagement . In order to continue using it we need to be able to access it from two devices, not just one. We also are hoping for more functionality to be able to track maintenance tickets, assign these tickets along with a due date, and see what tickets are outstanding.

This application is very comprehensive and offers a feature rich interface. I started with the free version but quickly upgraded to paid version. It manages multiple properties and is a great accounting tool. You are able to send detailed invoices with ease! This is a replacement for all other accounting spreadsheet programs/software. There are two features it lacks. One is I would like to be able to setup recurring charges like mortgage payments. Also I would like to be able to use it on two devices at a time. Sometimes I forget to add receipts when I am out.

I’ve been using LandlordyPropertyManagement for over a year now. It’s a great app if you want to be mobile and don’t have a huge portfolio. The best part is it’s a one time purchase. Don’t know why you’d choose anything else! They even followed up with me on a question I asked about months ago. They let me know the feature I was looking for has been creating to make things more streamlined! Great app for the small Landlord.

I looked at many apps for property management and this one is by far the best! Easy to use, has flexibility and can be modified to suit needs more, great graphics and general look, encompasses almost all my needs, able to attach receipt images to each expenditure, no glitches whatsoever and most importantly able to back up smoothly on the cloud and export all data in an excel format!!

Easy to input info and it’s all at your fingertips...minus the paper trail that you’ve been wrestling. I am in love with LandlordyPropertyManagement and the reports you can create and text, email, or export will be perfect for the accountant next tax season.

Just wish there was a way to archive properties/tenants that are no longer active. (Maybe there is and I haven’t figured it out.)

I've paid for LandlordyPropertyManagement to add the additional ability to configure the various items such as payment types. I've found LandlordyPropertyManagement to be mostly intuitive and well balanced with features and usability. The UI could use some better navigation as some features or fields may not be apparent at first glance. LandlordyPropertyManagement is well developed and reliable. I would recommend for anyone doing basic property management.
