Looks fancy but limited to the point of useless

Was using RealEstateInvestingAnalyst for a couple years and just learned that all my data is gone. Use at your own risk.

Having a problem adding a property.
I select maybe later on the upgrade and it goes back to the previous page. I can’t add a property

This looks like a good app. The problem I have is that it won’t create a pdf because I don’t use the built-in email app - I use Outlook, and apparently it only checks the native app. Fix this, and it will be a more useable app, and worth a higher rating.

There is a lot of functionality with controls for growth rates on rent revenue, underlying property value, and expenses. RealEstateInvestingAnalyst also generates a clear pdf with 5, 10, 15 and 30 year projections of a key states including cash on cash return and IRRs. My only criticism is that the basic paid version of app only allows one property at a time to be in use.

Long time user. I find RealEstateInvestingAnalyst a fairly clean simple interface for data input. I like it.

Awesome service

Nice app. I am not a veteran real estate investor and RealEstateInvestingAnalyst is not overwhelming and is helping me have a sense of security that I am making a decent decision. Wonder if you could make it where one could enter in alternate offer prices and see comparisons on impact to metrics and have that in a report? Anyway, thanks for the good work!

Great app!

I like RealEstateInvestingAnalyst for running cash flows and measuring how investment returns are impacted by different offering price assumptions that a Buyer might consider. It takes a few runs to get used to the input and output features. But then it's easy to use and everything's there to measure IRR, Cash-on-Cash, Debt Coverage, etc.

It does not allow Discount Rate input, so DCF asset pricing/valuation is not available at this time. Cap Ex could be expanded to allow for a bit more detail. Capital Expenditure projects are critical in negotiations and they need to be tracked.

RealEstateInvestingAnalyst forecasts financing and tax consequences. It also has a useful feature that indicates in broad terms how financeable your asset is based on certain ratio measures derived from your model.

RealEstateInvestingAnalyst's data sharing features make it particularly good for brokers and their clients to exchange property information and analysis results. The broker can upload property information, photos, etc. and forward it to their client. The client can see the inputs/outputs and manipulate the model based on their own operating, tax, financing and pricing assumptions.
