this app is DealCheck you need to do real estate analysis quickly and accurately. It makes calculating cap rate, rent to value, cash on cash a breeze, automatically importing rental and expense data from various sources. It’s always customizable to changing assumptions and scenarios. I also really like the comps features that show you at a glance how much similar properties in nearby areas have recently rented or sold for. Users get so much value and time saved for the price of a subscription. Thanks for developing such great software!

A “must have” for our real estate investment business. As many investors know, so much of one’s success is identifying the right property to purchase. this app allows me to quickly model an opportunity and assess it relative to our financial criteria. I can screen multiple opportunities quickly and efficiently. Then as we dig deeper, I can modify the model. When it’s time to raise capital, I can simply share the report which includes projections for up to 20+ years. It really is the most essential tool for a successful real estate investment practice.

Great app. Helps make the process simple. These guys know what they are doing. The continuous feature development and responsive feedback are the mark of a solid development and product management team over there. This young company is definitely customer focused and these features make it easy for new investors to create generational wealth for their families . Small tools like this which make it simpler to get in the game, are often under looked! One great user experience can lead to a life long investor! Kudos!

This is just about the best app for quickly putting together property analyses. I only wish that the comparables tool was a little better, and allowed the end viewer to click through and see more details on the property. Also, it would be nice if you could send a report link and the end-user had the tools on their end to customize some inputs themselves (rental estimates, expense estimates, down payment and rate types, etc).

This is by far the best real estate app out there. Super easy super helpful. No other app like this is so user friendly. The fact that it can pull info right off of Zillow is amazing. The one thing that stops me from giving it a full 5 stars, is when you create a report, under the purchase and analysis return, it only shows returns and ratios for year 1. As well as only blowing up the cash flow for year 1 on the next page. Sometimes these numbers are not going to be promising when only looking at year 1. I wish I could edit these so I can choose to show year 5 for instance.

I started using this app about 3 months ago, and I have to say I have learned so much! Besides the fact that it imports so much info automatically (always double-check the data, but DANG! It’s usually right on!) it also has this super-cool “Offer Calculator” which calculates a good offer based on your investment criteria. I’ve been issuing it to learn what criteria lenders might use and sharpen my eye for fundable deals. You rock, this app!

So far I’ve just scratched the surface with this app and haven’t yet purchased the premium version (but probably will). This tool just makes it easy to analyze a property and looks like it can get about as fancy as you like. I’m not an expert by any means but it’s nice to know that DealCheck will let me get more into the weeds when I want to. I’d definitely give it a try if you haven’t downloaded it yet.

How do I invest in you? This product is awesome!

Some very minor UI changes to constant items that I tweak like cost and rent details should require less jumping around - but I’m being Nick picky - and I can’t design something like this so maybe I should shut the f#*% up.

Using deal check has allowed me to quickly analyze properties and make offers in a timely manner. I built an excel model myself which has been helpful, but this offers the same analysis and more including comps, ARV analysis, tax implications, etc. Would recommend for those analyzing multiple deals to get a quick read.

For analyzing real estate deals there is simply nothing else that compares to this tool. The desktop and mobile version of DealCheck is simple, easy and incredibly intuitive. They could improve it by adding better charting on projections and also some predictive analytics based on what if scenarios. Hands down 5 stars!!!

If you learn by doing DealCheck is your blueprint. I have ran countless simulations with it and have learnt more about my own investing goals and plans than I have from any other method. It is by far the most useful single tool I have come across, not only in starting a real estate deal, but in the entire spectrum of real estate investing as a whole. I would highly highly recommend it.

I would like if the reports were a little more customizable. Like adjusting the options a little more. It would be nice if we could completely not include the interest or have no payments until cash out. There are a few other things that would be nice to include or not include. Or be able to add your own files or report pages from vendors and such.

I am a real estate investor who also helps others invest in real estate. DealCheck is simple to use and provides all the necessary analysis that I need to evaluate the numbers on a deal. The customization is easy and the options to set up yes/no criteria are great. I love that DealCheck can import data from Zillow - makes it so quick and easy. With the Pro package you can even custom brand the reports!

I’ve used several apps to analyze deals and this is without a doubt the best! It imports most of the data for you, has reasonable estimates already plugged in, and has myriad ways to customize income and expenses. Plus, the metrics are easy to find and exactly the information a real estate investor needs. Highly recommend!

Some much good information from DealCheck. But often times editing things you find yourself moving from page to page wondering how to I change rent price? And then you need to go to another page to change expenses.

A simple update to organize the pages and navigation on between them would go a long way for usability.

I tried a dozen rental and rehab apps and found this one to be the best. It’s quick, straight forward, and produces a professional report that will be clean and clear to sellers, investors, and bakers. Enter your data on the worksheet, veal your summary, print a report...in minutes...seriously! You can take or pull in photos, enter MLS number, maps and more. This is truly a great find!

DealCheck is great. It’s very user friendly, and allows Multifamily or single family deal valuation. You can use it for flips or long term holds and includes easy ways to include expenses or customize costs to determine if the deal you’re looking at is right. Don’t hesitate, you’ll love DealCheck ! P.S. customer service is great if you have questions. Really a great product and company!

I’ve had DealCheck for a few weeks and LOVE using it to calculate cash flow and future profits. It’s really easy to use and once I got the hang of what all the numbers meant (there are explanations for everything), I was able to easily plug in property addresses and instantly calculate the numbers.

I am in the process of buying my first house and I have been using DealCheck to help me decide which homes I’d be able to get cash flow from just a few roommates. I love that it takes more than just my monthly payment into account. I would highly recommend DealCheck.

I was able to land my first deal utilizing DealCheck. I love the ability to send reports to lenders or potential partners and also the offer calculator saves a lot of time punching in a bunch of numbers to meet your criteria. Definitely will continue to and have recommended to multiple people. Great app

In form of simplicity and quick number crunching. The pay version is nice for reports but overall the free is pretty good now that they allow 10 properties instead of 5. BP calculator will run you $40 a month to be PRO member and get access...this is a really good alternative to run numbers without paying.

The import feature is the best, I love it. There are just some minor flaws. The property tax should also import and you should be able to import using the MLS number, not just the address. Mind you, I only use the free version so maybe those things work if you pay the subscription. Either way, I recommend DealCheck.

Began investing in the rental market in 2010. Have done substantial reading in the “industry” and created my own spreadsheet. However, I was not as thorough as DealCheck is and I am much more aware of all the points to consider when purchasing and effects upon financial decisions upon my properties rented. Still a little difficult to navigate. Thus holding it back from a five star rating.

DealCheck is amazing and easy to use for all your needs. I really like how things are explained and you can import or manually enter data. I couldn’t believe DealCheck exist and I’m glad a I found it by searching for something else. Thank you for the amazing gift.

I've been using DealCheck for about 2 months. Once you master the minor learning curve and get your criteria set; it is a quick way to process a potential investment, find the sale price that matches your criteria, and move on or make an offer.

From beginner to advanced this app makes it easy. Use rule of thumb for back of the envelope estimates or dive in and itemize everything. this app puts it all together into a beautiful looking report you can use for presentations or your own summary. I’m glad I downloaded this app

DealCheck provides a quick but thorough way to analyze if a real estate investment makes financial sense. Only needs to have a way to include financing before and after rehab. Also would be helpful to include State and Federal tax credits for rehab of historic properties.

The layout of DealCheck is straight forward, well explained and extremely user friendly. The additional options to customize make it ideal for sharing with others.

I wasn’t excited about paying bigger pockets 40/mo for their calls, and couldn’t carry my excel doc on my phone.
