Property Evaluator - REI Calc Reviews

I purchased the Pro versions of Property Evaluator and Property Fixer back in 2010 when the original owner/developer Joel was in charge. I had numerous conversations with him on feedback for the apps and he was always communicative and helpful. The current owners of the apps are not. I have contacted them on numerous occasions just to update it to work on the current iOS at the time since it had stopped working, and years later when they finally update it to work, they don’t allow for us to restore our original purchases and do not reply to email support. This used to be a great app, and company, and now it’s extremely disappointing.

JUST OUT TO MAKE A QUICK BUCK.

I bought it for $50. When it didn’t work, I wrote in, and never got a reply. Bad app. No customer support. It used to be the best app when I used it years ago.

I am already Pro paid customer. Now that I have a new device. Greedy developer wants me to pay for it again. Restore purchase does not work.

PropertyEvaluator used to work just fine. I could evaluate multiple properties and save them. Since updating, I can only evaluate one property and not save it. Thanks for ruining my app.

Don't waste your time or money on PropertyEvaluator. $20 minimum purchase required to even add a functional feature.

For $40 I should be able to save a property.
Instead it won't accept USA, won't save and won't advance.

So I first bought PropertyEvaluator and was thrilled that something finally came along with all the features PropertyEvaluator offered... Well - as it turns out, a little bit of bait and switch has been quickly leaned by the folks over at Property Evaluator... seems they start removing functions and small, but necessary, items unless you Upgrade your “new service features”... which aren’t new at all - you just simply removed them from the original purchase features and decided to milk folks for a few more bucks to give them back...
I’ve emailed support - no response.
In fact - I’ve done it a few times.
No response.
If you’re looking for an App that offers you something you can do on paper, without any additional features for emailing or expanding your evaluation... PropertyEvaluator Is For You... Get ready tho... I’m sure they will remove any features you originally got, just to ask you to upgrade later for an additional fee.

I used to like PropertyEvaluator. However, after inputting all the information of a potential deal, PropertyEvaluator freezes when you try to forward it or print. Currently, this data is only can be used on your screen.
Please have this fixed if you can.

PropertyEvaluator does the same thing that a good spreadsheet would do in evaluating investment opportunities plus allowing one to import photos and produce an email-ready report to investors in a few minutes. There is nothing that it does that I could not do using Office, however for the price PropertyEvaluator is offered it provides time savings, reduces errors, and allow quick reporting of initial analysis. I felt like I was on the plus side of value after using it on three properties. If you are looking at several properties and have not already created your own spreadsheet, this is a useful app. In one situation, I was able to email a report from the site, within minutes of touring the property.

As a real estate investment professional, I use PropertyEvaluator more than I use more sophisticated software packages on my desktop. Gives me decision making data on the fly...fast, accurate with easy to deliver reports. Love the photo and map integration features. Gives me reports worthy for investor presentations. It would be 5 stars if I could do more sophisticated partnership analyses (carried interest, etc.) but it gives me 90% of everything I'd ever need. Portfolio capabilities are also excellent. A worthy app for anyone making investment decisions around real estate.

I use PropertyEvaluator all the time - when I have had questions I am always pleasantly surprised that the developer answers within minutes! Seriously! FYI - if PropertyEvaluator crashes it's most likely that your iPad or iPhone is not running latest IOS. This developer is right on!
As a real estate professional PropertyEvaluator paid for itself the day I purchased - I can now send investor clients detailed property reports within minutes.

PropertyEvaluator is awesome! I have been using it for several months and love how simple it makes my investment analysis. I use it for both single family and multi-unit deals. It's treat to have everything I need built in to one program. It is very accurate and gives me all the investment criteria I need to evaluate a purchase. I can also use it to evaluate existing properties as metrics change over time.

The only improvement I would recommend is for the developer to add a "consolidation" option to group a series of properties.

I used to rely on my own custom spreadsheet to evaluate real estate opportunities, but this became my primary tool the day I first tried it. It does everything my old tool did, plus more. I can create a very professional looking pro forma with my company logo for any property within minutes. I can then share the package with my bank and property management company--giving them everything they need to get the deal going. I absolutely love PropertyEvaluator and highly recommend it.

Managing deal flow can be a challenge. But PropertyEvaluator integrates a thorough analysis with the ability to add multiple photos, run a scenario out over ten years by dragging a simple slider, and adjust assumptions on the fly. I honestly enjoy running the numbers on my iPad. Sending analysis instantly to partners or other investors is a dream.
I either snap photos of the property from the online pro-forma or snap off some photos right from my iPad 2. The .PDF reports PropertyEvaluator generates are clean and professional looking.
Organizing my properties into portfolios helps me keep track of which property came from which source.
My workflow calls for a few added features (like expense analysis and ratios). A simple email to the developer got a reply right away. That turned into a phone call and left me feeling good about where PropertyEvaluator is going. He has a great to-do list of added features. I won't ruin the surprise, but I'm looking forward to the updates!
This developer is a real estate investor himself. He uses PropertyEvaluator to do his own analysis. I felt he understood exactly where I was going with my request and is eager to make the changes.
I should be clear: This tool is great as-is. I've had it for months and use it every day. The updates that he has planned will be icing on an already good cake.

I never write reviews, but this AP blows me away. With 90 APs on my iPad, I've tried many, but this is one of my very favorites. If you are in a business where valuing properties is important, this is the one.

I've usually done analysis (20 plus years experience- over 100 investment deals) using a far more expensive software program. I have spent several thousand on one analysis program and it doesn't do anything that you can't do with this AP.

The input of data is simple and logical. The numbers flow properly and logically to valid IRR and cap rate results. The pro version is much better than the free version, but that is to be expected. In the pro version, my data input time is minimal for properties with over 100 units and multiple expense items. 10 year hold or 20, simple.

The PDF printing and emailing beats any other investment program I have ever seen. It is pretty, simple for a lender or investor to follow and allows for numerous pictures. Simple, clean and affordable.

This program would also be excellent for residential agents looking to understand investment analysis. Plugging in a few properties will be an excellent tutorial for learning the definitions and logic of investments. This program is tremendous and the developer is working daily to improve it. 5 stars for sure!

I am a professional realtor and investor who specializes in buying and selling large and small investment properties. I found and bought PropertyEvaluator about two months ago. Since purchasing PropertyEvaluator I have been more and more impressed with it each time I use it. PropertyEvaluator has helped me and my clients in more ways than I can list in this review.

The creator is also great. Anytime I have needed help they have responded in a very timely fashion. The creator has also been open minded to suggested changes and items that I felt could better serve me and others using PropertyEvaluator . If you are a real estate investor or if you are thinking of getting into real estate investing then you have to buy PropertyEvaluator. In my professional opinion it is a must have for any investor. Now that I have it I cannot live without it.
