Financing

I like the overall App. However, I wish there was a little more for financing. For instance, adding flip or brrrr options. It would be nice to see overall return once you calculate hard money lender details or even private lending details. It could be a little more accurate.
Could be misleading

I actually love the app. However when the cash flow is negative it should indicate it in some way other than having to notice the the total return is less than principal pay down. I noticed this while playing with vacancy and maintenance percentages. Other than than a trivial visual negative cash flow indicator I think it’s great. If this gets fixed I’ll definitely update the rating!
Update: I failed to realize the parentheses for negative but would still be nice for something like red numbers. Just personal preference.
Simple but add formulas

Easy to use but I don’t understand how it calculates some of the numbers. I normally use rent to determine managment say $1,200 annual on a $1,000 monthly rental but but it says $1,080? Makes no sense when I told it to do 10%. I don’t know what it’s trying to find.
